Door sticking or jamming in the frame

Dropped or sagging door

The door starts to sag on the lock side, scraping the floor and failing to latch. We replace the hinges with heavy-duty alternatives rated for the door's weight, pack the screw holes if needed, and re-hang the door so it swings freely and latches securely.
Rotten or damaged lower rail
The bottom edge of an external wooden door is the most vulnerable part. Rainwater collects there, paint cracks, and rot sets in. If caught early, we can cut out the rotten section and splice in new timber, then seal and paint it to match. This is a fraction of the cost of a new door and preserves the character of the original. If the rot is too extensive, we will let you know honestly.
Lock or latch not engaging
When a wooden door moves on its hinges or the frame shifts, the lock and latch can fall out of alignment with the keep plate. The door will not close properly, or you have to lift and push to get the key to turn. We re-position the keeps, adjust the lock, and ensure everything lines up. If the lock itself is worn out, we fit a replacement that matches the existing cutouts in the door.
Cracked or split panels
Wooden door panels can crack along the grain, especially if the door gets a lot of direct sunlight or has been painted with a finish that prevents the wood from breathing. We repair cracks with matching timber fillers or dutchman patches, sand the area smooth, and refinish to blend with the rest of the door. For glass panels, we can also replace broken or misted units.
