Over time, the spindle wears, the handle becomes loose, and eventually it snaps. Friction stays, the hinged arms that hold the window open, are another common failure point. When they wear out, the window either will not stay open or will not close flush against the seal. Worn friction stays also create a security risk because the window can be forced open from outside. We replace friction stays with the correct size and stack height for your window profile.

Window locking mechanisms, also known as espagnolette gearboxes, drive the locking cams around the frame when you turn the handle. These can jam, strip, or break, leaving your window either stuck open or stuck closed. Window handle broken or loose
A snapped or floppy window handle leaves you unable to open, close, or lock the window. On uPVC windows, the handle connects to the locking mechanism through a square spindle. We remove the old handle, check the spindle length and fixing centres, and fit a matching replacement. If the spindle itself is worn or broken, we replace that too. The whole job takes about fifteen minutes per window.
Window will not close or seal properly
When a window does not pull tight against the frame seal, you get draughts, water ingress, and increased noise. Common causes include worn friction stays that no longer pull the sash in, misaligned locking cams that do not grip the keeps, or a dropped sash caused by a failed corner weld on uPVC frames. We diagnose the cause and fix it. Often it is a simple adjustment; sometimes a part needs replacing.
Window stuck shut and will not open
This usually means the locking mechanism has jammed with the cams engaged in the frame keeps. Forcing it will only cause more damage. We release the mechanism using specialist tools, open the window safely, and then replace the faulty gearbox or jammed component. We also check the keeps and adjust them if they have moved out of position.
Misted or blown double glazing
Condensation between the panes means the seal on the double-glazed unit has failed. The unit is no longer insulating properly and will only get worse. We replace the sealed unit within the existing frame, which is far cheaper than replacing the whole window. We measure on site, order the correct unit, and return to fit it. Hinges stiff, broken, or pulling away
Window hinges bear the full weight of the sash every time it opens and closes. Heavy triple-glazed units put particular strain on them. When hinges wear, the window drops, creates gaps in the seal, and becomes difficult to operate.
