When they start playing up, though, they are one of the most frustrating doors to live with. Panels stick, tracks clog, rollers jam, and suddenly your beautiful bifolds feel like they are fighting you every time you open or close them.

What We Repair on Bifold Doors

Bifold doors are mechanically more complex than a standard hinged door. Each panel has to fold, pivot and slide in sequence, and the whole system depends on the track, carriers, pivots and hinges all working together. When one component goes wrong, it throws everything else out. That is why you need someone who understands the full system, not just the individual part.

The top and bottom tracks take the full weight of the door panels and guide them as they fold. Debris in the track is the number one cause of bifold door problems. Grit, leaves, insects and general household dirt work their way into the channel and stop the carriers from running smoothly. We strip the track out, clean it thoroughly and lubricate the runners. If the track itself is bent, scratched or worn, we replace the damaged sections. Some older tracks corrode around the drainage slots, which lets rainwater pool and makes the problem worse.

The carrier rollers sit on top of each door panel and ride along the upper track, bearing the weight of the panel. When the rollers wear out or the bearings fail, the panel drops slightly and starts to bind. We replace carrier assemblies for all major bifold systems. The bottom pivot is equally important because it takes the rotational load every time the door folds open or closed. A worn bottom pivot causes the lead panel to sit unevenly and can throw the alignment of every subsequent panel out of line.

Locking mechanisms on bifold doors tend to be multipoint systems built into the traffic door, which is the main panel you use as an everyday entrance. When the locking handle goes stiff or the hooks stop engaging, it is usually the gearbox or the espagnolette bar inside the mechanism that has failed. We replace these with compatible parts from the original manufacturer wherever possible. If your bifold locks are not particularly secure, we can also advise on upgrading to higher security cylinders and hardware.

Panels sticking or refusing to fold smoothly

When one or more panels catch or grind instead of folding, the usual culprits are dirty tracks, worn rollers or misaligned carriers. Each panel needs to travel along the track at the correct height and angle. If a carrier has dropped, even by a couple of millimetres, the panel tilts and catches on the adjacent panel or the frame. We adjust the carrier height, replace worn rollers and clean the tracks. If the hinges between panels are stiff, we free them up or swap them. The goal is for every panel to fold and stack with minimal effort.

Traffic door will not lock or handle is stiff

The traffic door handles the daily job of locking and unlocking the full bifold set. Its multipoint lock gets far more use than any other component and is usually the first thing to fail. A stiff handle often means the gearbox is on its way out, or the locking points are no longer lining up with the keeps in the frame. We diagnose whether it is an alignment issue, a gearbox failure, or a worn cylinder and replace the faulty part. We always test the full locking cycle before we leave.

Water leaking in under the threshold

Bifold thresholds are designed to drain rainwater away through weep holes. If these block up with dirt, the water backs up and comes into the house. We clear the drainage channels and check the gaskets along the bottom of each panel. Worn or compressed gaskets let water past even when the drainage is clear. We replace any seals that have perished and make sure the threshold drainage system is flowing properly. For persistent leaks, we can also adjust the panel height to improve the seal compression.

Doors sagging and gap appearing at the top

Bifold panels are heavy, especially the wider ones with triple glazing. Over time, the weight can cause the carrier rollers to wear down and the panel to drop slightly. You will notice an uneven gap at the top where the panel no longer meets the head of the frame. We replace the carriers and adjust the height to bring the panel back into alignment. If the drop is severe, we also check the bottom pivot and the hinge connections between panels because these can work loose under load.

Draughts when the doors are closed

Bifold doors have a lot of sealing surfaces. Every meeting point between panels, the threshold, the head rail and the outer frame all need compression seals to keep the weather out. As these rubber and brush seals age, they flatten and lose their spring. Cold air creeps through the gaps, which can be really noticeable on a windy night. We replace the gaskets and brush strips around all the contact points, and we adjust panel alignment so the seals compress evenly when the doors are fully closed.
